Real estate is a legal term used in many parts of the world with different names. In different countries, the term encompasses different meanings. In countries like US, UK and Canada, real estate covers the land along with improvements to the land. Any immovable property comes under real estate terms.
The real estate works on laws and regulations imposed by a country on buying and selling of property. The laws can be different in different countries, and also the transaction processes vary extensively from state to state.
To deal different real estate affairs, there are real estate agents that are skilled in performing all kind of real estate operations. In America and Canada, the person who deals as intermediary between buyer and seller is known as real estate broker.
Real estate agents/ brokers work in different domains. A residential real estate agent deals in attached/ multi unit dwellings, semi detached dwellings, single family detached homes, and portable dwellings.
A real estate broker deals with a buyer and a seller differently. For buyers, he works hard to assist them to purchase property at lowest possible rates, and for sellers, he advertises their property at different forums and try to sell their property at the highest price under the best terms. The broker gets a commission from both parties if and only if the transaction is successful.
A real estate agent broker should have a license to deal with real estate matters; otherwise, he may get nothing for doing all hard work. The buyers and sellers do not require any license for buying or selling their properties. In some states of America, a lawyer is also allowed to deal real estate affairs. A real estate lawyer is adept in dealing real estate transactions according to the state law and does not need license. See more here.
